Buying direct from a developer removes the broker commission from the price. On a villa that can be a meaningful share of the purchase, and it goes straight into your return.

A yield figure is only useful when it includes every cost. Take the expected nightly rate, multiply by occupancy, subtract operating costs, then divide by what you paid. That is your real net yield.

Leasehold value falls as the years count down. Build that into your plan from the start, and ask the developer how an extension would work before you sign.
