Ways to hold property

Hak Milik (Freehold)

The strongest form of ownership in Indonesia. Reserved for Indonesian citizens. Foreign buyers cannot hold it directly.

Hak Guna Bangunan (HGB)

Right to build, for Indonesian legal entities including a PT PMA. Up to 30 years and extendable.

Hak Pakai (Right to Use)

Available to foreign buyers who hold a valid stay permit. Up to 30 years and extendable. Good for a primary home.

Hak Sewa (Leasehold)

A contract to use the property for a set number of years, often 25 to 30. The most common path for foreign villa buyers.

The buying process

Shortlist and view

Pick the projects that fit your budget and visit them in person or on a virtual tour.

Engage a notary

A licensed notary checks the certificate, the zoning and the seller. Buying direct means the seller is one accountable company.

Agree terms

Sign a conditional agreement and pay a booking fee held under clear terms.

Due diligence

Confirm taxes, permits and that the land is free of disputes.

Complete and register

Sign the deed, pay the balance and register the title at the land office.
